Every question here is one a carrier rates on, so we ask them all. Anything you cannot answer from memory has a “not sure” on its list — pick it and a licensed broker settles it with you. We would rather have that than a guess on your file.

We estimate the replacement cost ourselves from the confirmed property record and current California construction costs; you do not need to know your square footage or year built, and we would rather not have a guess at either.
How replacement cost is estimated

- The public property record for the confirmed address.
- How the figure is built
- A cost estimator using current local construction costs, then reviewed by a licensed broker. It is not market value and it is not what you paid.
- Why we do not ask you
- A dwelling limit built from a homeowner’s own estimate is the most common reason a California home turns out to be underinsured after a loss.
